Where that number comes from:
It is not a lead form dressed up as a quote. The estimator measures the actual roof and runs the same takeoff math our crews price from, using our current material and labor costs.

1. Satellite measurement. We pull the 3D roof model Google builds from aerial imagery for your address: total sloped surface area, every plane, and the pitch of each one. If the model is missing for your house, we tell you and follow up with a formal quote instead.

2. Area to squares. Roofing is sold in squares of 100 square feet. We add 10 percent for waste and price everything from shingles to underlayment to ridge cap off that count.

3. Squares to price. Our installed cost per square for the material you chose, adjusted for steep slope work and for how cut up the roof is.

4. Then we verify. On the inspection we measure, check the decking, and confirm the price in writing. Rotten sheathing and hidden layers are the two things that move it.

Q&A

How close is this to the final price?

For a straightforward asphalt shingle replacement it usually lands inside the range. The two things that push a job above it are decking that has to be replaced and layers we did not know about. We show you both before we start, in writing.

Why a range instead of one number?

Because we have not measured your roof in person yet. The low end assumes clean, simple work and sound decking. The high end covers the normal amount of surprises on a house of that size and age.

Do you work with insurance claims?

Yes. If the roof was damaged by wind or hail we document it, meet the adjuster on site, and bill the approved scope. You pay your deductible, not a marked up cash price.

What if my roof only needs a repair?

Tell us on the call. We would rather do an honest repair now and the replacement in a few years than sell you a roof you do not need yet.

How long does a replacement take?

Most homes in this size range are a one day tear off and install, weather permitting, with the dumpster gone the next morning.
